My House My Home…Selling Tips From Canowindra Real Estate

selling-your-homeNow is a great time for buying and selling houses, yet many people make little mistakes that can result in not securing a sale. The saying “don’t judge a book by its cover” doesn’t apply to houses and the look of a place is one of the major deciding factors in whether or not someone wants to take the plunge and buy. If you’re thinking of moving on from your abode, here are some tips from Chris and the team at Canowindra Real Estate on how make your house irresistible to buyers this spring.
Fences Make sure the fences are in good condition. Carry out minor repairs such as straightening loose posts, first impressions are important and walking through a squeaky gate and a fence that looks like crooked teeth are going to make people think more “haunted house” than “dream dwelling”.
Lawns Make sure your lawns are neatly trimmed, including the edges. They have even more appeal if green and weed free.
Paths, driveways and paved areas. Remove weeds from any cracks and keep tidy while your property is on the market.
Gardens Try and cover any bare patches, bright flowers are a good idea. Trim back any climbing plants that have got out of control.
Trees and Shrubs Trim back dead leggy branches and remove any limbs that may block sun to the windows. More light means more appeal
Pools and Ponds Make sure they’re clean and sparkling. Birdbaths should also be cleaned of moss and weeds
Patios and Decks Ideally furniture should be in good repair. You don’t want to greet them with a saggy, moth-eaten couch. Pot plants can add an extra touch
Building exterior Wash walls, eaves and window or hire a professional if you don’t want to get your hands dirty. If paintwork is flaky don’t decide to repaint without discussing with your agent—it may not be worth the cost involved. Replace damaged flyscreens
Drains and Guttering clear of leaves and blockages
Indoors Clear away clutter, hoover carpets. Clean windows for maximum light, try and paint any chips to make the walls looks newly painted
Plumbing, Air Con and Fans Make sure there are no dripping taps or pipes and give the vents a quick wipe so that any cobwebs are cleaned away.
Lights and Light Fittings. Replace any blown globes, clean off dust
Kitchen stove refrigerator and sink all need to be sparkling and clear away as much as possible to give the illusion of being larger
So in summary, give the house a good clean and hide away everything in the wardrobe until the visitors have gone. Happy selling!
